OBTAINING A REAL ESTATE LICENSE

Real estate sales associates are licensed by the state in which they conduct business. While each state has different licensing requirements, most stipulate completion of a state accredited "pre-license" course and have standard age, residency and educational requirements.Pre-license courses teach real estate principles and practices involving the specifics of contracts and other real estate documents, as well as state laws regarding ownership and transfer of real estate, state regulations and financing. The courses also cover federal and state laws concerning fair housing and consumer protection.
Upon completion of required course study, applicants must take a written examination administered by the state. The state real estate commission then issues real estate licenses to all applicants who have passed the examination and have met other state requirements.

A listing is an agreement between a property owner and a real estate broker that the broker's company will act on behalf of the owner to market the property. There are many ways to obtain listings, beginning with marketing yourself to everyone you know and meet, and selecting a specific geographical area or occupational arena in which to promote yourself on a regular basis.Each time you secure a listing contract, you will be responsible for marketing the seller's property. This procedure can involve a wide range of activities including placing signs, entering data into the Multiple Listing Service, holding open houses, advertising, creating and distributing flyers and brochures, conducting tours for other sales associates, and a variety of other marketing activities.

SALES / Working With Buyers
Working with buyers is an opportunity for you, as a real estate professional, to help people locate and purchase property. Whether it's a first home, the home of their dreams, or investment property, buyers will look to you for help in finding the properties that fit their needs.Depending upon the policies of the office in which you work, there may or may not be a contractual arrangement available for you to work directly with buyers.
